The Board had to raise assessments to cover rising inflationary costs (3.0%), as well as the increases for insurance, office rent, as well as our trash, pool, and community management contracts. The single-family home assessment increase is higher than the townhouse increase because the most recent Reserve Study noted that the general reserves were under funded and required an increase in funding while the townhouse reserves had an excess fund balance resulting in decreased funding for 2026.

In order to assure safe and equitable parking arrangements and to preserve the attractive appearance of the communities within CountrySide, the following information outlines protocol for parking as is stated in Resolution 233 and 234 of the CountrySide Proprietary.

PARKING ADVISORY – Created by the Parking Working Group. This document includes information about townhouse parking within CountrySide, including a summary of the challenges involved, reasons why certain suggestions aren’t viable for CountrySide, locations of visitor spots, and more.
Towing
According to the Agreement between CountrySide Proprietary and Al’s Towing & Storage, Al’s Towing is authorized to conduct general patrols of CountrySide townhouse streets and tow any vehicle in a fire lane or “No Parking” lane, vehicles parking in spaces reserved for handicap parking permits, and commercial vehicles on private streets.
PARKING ENFORCEMENT ON VDOT STREETS
CountrySide Proprietary does not monitor parking, ticket, or tow on VDOT streets.

All trash must be placed curbside in a standard trashcan or Trash Toter. Homeowners are responsible for providing their own receptacles. Please, DO NOT put trash out without a container. If you are interested in leasing trash or recycling carts, email HOA.NOVA@republicservices.com.

Snow Plow Information by Street
Click the above link to determine if your street is owned and maintained by the Virginia Department of Transportation (VDOT) or CountrySide Proprietary. This will give you information on who will be plowing your street and who to contact if your street is not plowed.
Snow Removal Information
The CountrySide Proprietary is only responsible for clearing snow on roadways that are owned by CountrySide. In general, this means that we are responsible for clearing snow from the “travel” portion of the roadways in the townhouse communities that have assigned parking spaces on the street. All other roads within the townhouse communities and in all of the single-family communities are maintained by VDOT.

Loudoun County Ordinance 466.06: Snow Emergency Rules
According to Loudoun County Ordinance 466.06, vehicles parked or abandoned on any snow emergency route, or considered to be road hazards, will be removed at the owner’s expense. Cars that are in the lane of traffic on any road, and deemed a hazard, or a barrier to snow-removal, may also be towed. Vehicles will be towed to the towing company’s tow lot.

What is the CountrySide Proprietary?
The Proprietary is the vehicle by which community amenities and common areas are maintained and managed for the homeowners benefit and enjoyment. Governing of the Proprietary is vested in a Board of Directors, who directly or indirectly through contractual arrangements, administer the daily affairs of the Proprietary in accordance with provisions of the governing documents. The major services delivered by the Proprietary are as follows:
- Enforcement of Covenants and Restrictictions
- operation of the community
- Trash removal and recycling service
- Maintenance of common land
- Maintenance of community amenities (pools, trails, fitness system, tot lots, etc)
- Maintenance of townhouse parking areas (including snow removal)
The Board of Directors contracts with a managing agent to provide financial and day-to-day on-site management services for the Proprietary. CountrySide’s managing agent is Legum & Norman as of January 1, 2026.
Who should I contact at the proprietary management office?
Virginia Property Owners Associations Act:
All home sales in the CountrySide are subject to the Virginia Property Owners’ Associations Act. Upon receipt of a written request of the Association Disclosure package, payment maybe deferred to closing, the completed package will be issued within 14 business days to the requesting party or agent.
What should the purchaser do immediately upon settling?
Ensure that a copy of his/her settlement sheet has been provided to the Proprietary management office.
What do the recreational amenities include?
Three swimming pools, five tennis courts, two multi-purpose courts, a fitness parcourse, abundant walking trails, and ten tot lots. Detailed descriptions and pictures are available on our Amenities page.
Is there residential parking?
Each townhouse unit is assigned two numbered parking spaces. Visitor spaces and street parking are available in some areas. Select the “Parking & Towing” tab for details.
